A: The best way to secure a home is to apply quickly. We cannot hold a home for you without an application and security deposit.

Q: Do I pay first month’s rent and last month’s rent with my security deposit?
A: With average or better credit, we require a one month's security deposit, and first month's rent.
If you still qualify with below average credit, typically, a second month's deposit is required.

Q: How old do you have to be to apply?
A: You must be 18+ to apply, and anyone residing in the home that is 18+ will be required to apply.

Q: Is the deposit refundable?
A: Security deposits are refundable at the end of your lease term, minus any damages. Pet fees are non-refundable.

Q: Who needs a cosigner?
A: At this time, we do not allow for any co-signers not residing in the home.

Q: How do I pay rent?
A: We provide a convenient online portal to submit payments before the 5th of each month.

Q: I want to get a pet. What do I do?
A: Pets are conditional at the owner’s discretion. Some homes that have extensive hardwoods or are in a condo, may have a weight restriction. If your pet is approved, a $300 non-refundable pet deposit may be required. Please know that outdoor pets are not acceptable, and any damage created by your pet is not considered “wear and tear” and will be charged to you at the end of your tenancy.

Q: I want to move out, but my roommate wants to stay. What do I do?
A: The income of the remaining tenant must solely qualify in order to stay in the home. Any new roommates or tenants will need to apply and go through the screening process before approved.

Q: My lease expiration is coming and I want to move out. What do I do?
A: Please contact us 60 days prior to your lease expiration to let us know.

Q: Who is responsible for paying for repairs & maintenance requests?
A: Most repairs are paid for by the homeowner. Repair or damage caused by your negligence or misuse is your responsibility. In such cases, repairs will be made, but you will be charged for the cost of the labor and materials. This includes, but is not limited to damages or plumbing stoppages caused by your negligence or misuse.
